<p>As a <em>usual</em> daily reader of The Denver Post, I came across this recent article in the YourHub section of the paper. <a title="Streetcar considered for Five Points" href="http://yourhub.denverpost.com/denver/five-points-ponders-revised-rail-plan-welton/sfKKOz7cwdhfhhF4u0qAkJ-story" target="_blank">&#8220;Looking Back to Move Forward&#8221; by Matthew Rodriquez</a></p>
<p><a href="http://debgoetz.com/files/2012/01/old-streetcar.jpg"><img class="alignnone size-thumbnail wp-image-965" title="How about streetcars in Denver's Five Points?" src="http://debgoetz.com/files/2012/01/old-streetcar-150x150.jpg" alt="" width="150" height="150" /></a></p>
<p>Community leaders in the Denver neighborhood of Five Points, say they would like to explore the idea of a streetcar that runs down the middle of Welton Street&#8211; making the area more pedestrian friendly and possibly spurring economic growth and development. I would think a more neighborly solution of a streetcar with multiple stops through the neighborhood would be a great idea&#8211; the light rail is a fitting solution for moving folks longer distances&#8211; where a streetcar running through a Denver neighborhood like Five Points would offer a unique mode of transportation within the community.</p>

			<content:encoded><![CDATA[<p>Yesterday I toured property&#8211; as if that&#8217;s a rare occurrence for me! I am typically out at least once a week touring Denver real estate. It keeps me current with the market, inventory, activity&#8211; being familiar with what&#8217;s on the market, what&#8217;s sold and is under contract gives me an edge as a Realtor. Besides, I love all the neighborhoods of Denver and touring property certainly isn&#8217;t a boring aspect of my work! I love it!</p>
<p>So back to yesterday&#8211; I came across this very proud old, old Denver 2-story in <a href="http://wildfordenver.com/nhoods/five-points/" target="_blank">Five Points</a> and had to go check it out. Here&#8217;s what I found!</p>

<p>• 1193 sqft on the main, 1193 sqft on the 2nd floor = 2386 total sqft/finished, no basement</p>
<p>• 3 bedrooms 2 1/2 baths</p>
<p>• Built in 1883! Wow!</p>
<p>• Lot size is 4720 sqft</p>
<p>• All brick construction except for the more recent addition on the back of the house</p>
<p>• No garage BUT the seller will have one built, for the right offer!</p>
<p><em>~Asking $510,000</em></p>
<p>The exterior was about flawless, <span id="more-929"></span>considering its 128 years old! Really in very good condition&#8211; lots of great detail, beautiful paint colors, as you will see in the pictures. Nice landscaping all around, 2 patio/deck areas with some city views. Oh and just around the corner from light rail! Other very interesting old homes around it too.</p>
<p>Inside, it was a very well done remodel, contemporary style&#8211; with interesting features. Lots of faux finished walls, (maybe a little too much!) exposed brick, wood floors, built-ins, high ceilings, open stairs, nice fireplace, decent amount of storage, good sized bedrooms and 2 1/2 nicely remodeled bathrooms. One wall and cubby area under the stairs was dedicated to a picture display and a pinball machine! This home would be great for entertaining with the open floorplan&#8211; from the front living room, to the dining area to the great room and kitchen.</p>

<p>I admire her tremendous amount of dedication, commitment, and genuine adoration of Denver&#8217;s old homes. Though DOHS is 3 years new, they are really all about old! Check out their website for more details&#8211; you&#8217;ll find everything from Old-House Fairs, where attendees can learn how to maintain their old (50+ yr old) homes from local professionals, to guided neighborhood sidewalk strolls in Denver&#8217;s wonderful and historic neighborhoods, while reflecting not only on the history of the neighborhood but specific historic homes that offer a glimpse into the past.</p>
<p>I was invited to attend the Founder&#8217;s Brunch because Ms. E wanted to give me some wonderful recognition for having helped her sell and buy her recent homes, which was very nice of her. I was honored and attended and am so glad that I did! Seeing Ms. E in her prime&#8211; speaking about how the DOHS started, its direction over the few years and where they want to be going forward was inspirational. Denver was truly missing an organization like this and the DOHS has really filled that need.</p>

<p>Tom is a Denver neighborhood and history expert. He&#8217;s written several books about Colorado&#8217;s history and has a series of awesome small pocket size books, each focusing on a different neighborhood in Denver. I bought several! (a portion of the sales were going to the DOHS so I really couldn&#8217;t resist!) He lives in Montclair, one of my favorite Denver neighborhoods and one that not only I but my parents back in the early 1960&#8242;s have called home! <p>The brunch was a great time to meet other proud old home owners all around Denver, recognize Ms. E for her amazing efforts and enjoy some awesome food! I need to get the caterers&#8217; number! It was awesome!</p>

			<content:encoded><![CDATA[<p>Having been selling real estate for about 10 years now&#8211; I&#8217;ve been through some ups and downs of this market and have of course seen how the lending side of this business really affected our most recent down turn. It went down farther than it has ever gone before! (at least in my 10 years!) One key factor is exactly that the mortgage side of this business is very &#8216;foreign&#8217; to consumers. It&#8217;s way over complicated, the verbiage is another language and when consumers can get a loan online or by one short visit with a lender, that just doesn&#8217;t help matters.</p>

<p>Case in point&#8211;</p>
<p>I have a buyer client right now&#8211; a first time home buyer who is using his credit union for his mortgage. He is so confused by their documentation that he is calling and emailing me with concern or as he puts it &#8220;I am freaking out!&#8221; Just what does a lender think they are doing sending documents that make absolutely no sense to a home buyer, let alone a first time home buyer&#8211; in an email and saying, &#8220;I hope this clarifies your questions&#8221;.</p>
<p>What? I say, get on the phone and call your client! Talk them through it or better yet, suggest a meeting to review in person. First time home buyers don&#8217;t understand the lending process and certainly don&#8217;t understand the documents and all the numbers in them&#8230;.</p>
