First-time Buyers Drive March Surge in Denver-area Home Sales!

With the deadline looming to take advantage of an $8,000 federal tax credit, first-time buyers helped boost Denver-area home sales in March by nearly 50 percent over the previous month, according to data released Thursday.

SOLD! NEED A NEW YARD!

There were 3,602 homes sold last month, up 47.9 percent from the 2,436 homes sold in February, according to data from Metrolist, the area’s multiple listing service.

The March sales represent a 12.4 percent increase from the 3,206 homes sold during March last year.

About 70 percent of the single-family homes sold last month were priced below $300,000, and below $200,000 for condos, indicating that first-time buyers were the driving force for most sales.

“First-time homebuyers are out in force, which will be great for us and great for the market,” said independent real estate analyst Gary Bauer. “The Denver market will show its resiliency and have a very nice year.” Continue Reading »

Denver Ranks 4th in U.S. in Energy Efficient Buildings!

The Denver area is ranked 4th in the nation on a list of metropolitan areas with the largest number of energy efficient buildings.  The list, released today by the U.S. Environmental Protection Agency (EPA), highlights buildings that earned EPA’s Energy Star in 2009.  The top three cities include Los Angeles, Washington, D.C., and San Francisco.  The City of Fort Collins also appears on the list, ranked at 24.

“Energy efficiency saves building owners money, reduces air pollution and fights climate change,” said Patty Crow of EPA’s Energy Star program in Denver.  “Denver continues to demonstrate that environmental and business performance go hand-in-hand.”

Through 2009, Denver-area Energy Star commercial buildings include 136 buildings with more than 31 million square-feet of floor space.  Energy-efficiency measures taken at these buildings yielded more than $29 million in utility bill savings in 2009.  These measures also reduced greenhouse gas emissions equivalent to the emissions from more than 57,000 cars.

“With the creation of Greenprint Denver, the City began requiring municipal office buildings to reach Energy Star status to reduce utility costs,” Mayor John Hickenlooper said. “We are proud to see others throughout Denver follow this example and make the Mile High City a national leader for energy efficient buildings. These efforts allow organizations to spend less on utilities and more on promoting economic growth.” Continue Reading »

Key Features of the New Govt. Housing Rescue Plan

The government’s newest housing rescue effort, which was announced Friday, includes these key tenets:

· As much as $14 billion of the Troubled Asset Relief Program (TARP) will be made available to pay for writing down second liens for loans whose borrowers refinance through the Federal Housing Administration.

· Lenders that facilitate refinances through the FHA will be required to write down the principal of the first mortgage by at least 10 percent so the home owner has a loan-to-value ratio no higher than 97.75 percent.

· Lenders of second liens will be offered incentives of 10 cents to 21 cents per dollar of principal they write down in connection with an FHA refinance.

· Borrowers who lose their jobs can apply to have their mortgage payments reduced for three to six months while they search for a new job.

· Borrowers with a payment still greater than 31 percent of income after they find a job will be considered for a permanent loan modification.

· To encourage more short sales and “deed in lieu” of foreclosure transactions in which the lender settles the loan for less than is owed, the government will double assistance to borrowers to $3,000 and increase incentives to subordinate lien holders and investors to $6,000.

Metro home prices rise 15% over Feb. 2008

The median price for a single-family home in metro Denver rose nearly 15 percent in February compared with the same month a year ago, but the number of homes sold declined.

The median price for a single-family home rose to $220,750 last month, compared with $192,000 a year ago, according to Metrolist data released Tuesday. The median price for a condo increased 12.5 percent to $132,500, compared with $117,725 last year.

There were 2,436 homes sold in February, down 1.9 percent from 2,484 last year.

“First-time homebuyers are out in force,” independent real-estate analyst Gary Bauer said. “We’ve also seen investors come out this month. In the lower-priced markets, we have both investors and first-time homebuyers out there bidding on the same properties.”

However, the move-up market hasn’t shown much improvement, said Larry McGee, a broker with the Berkshire Group.

“I don’t think a lot of people will realize enough gain on their existing house to move up,” he said.

Meanwhile, during the first two months of this year, 51 single-family homes and four condos sold for more than $1 million each, compared with 43 single-family homes and seven condos during the first two months of 2009.

The increase in luxury sales can be attributed to foreclosures and short sales forcing prices down, Bauer said.
