Sellers, want to sell? “Don’t leave it for the buyers!”

And that is a direct quote from a buyer client I am working with–

As I show property with my buyer clients and tour property every week– in various Denver neighborhoods and surrounding metro area, I see many issues with homes that are on the market which could be preventing an offer… Some issue are as simple as better staging, which is an easy fix. Change some furniture and art placement, do some packing and it easily presents the property in a much better light– which means, when a buyer walks in, they feel positive about each space in the home. Sure, they ultimately may not choose your home for various reasons but why give them reasons to not choose your home?

Never under-estimate the value of good staging. If your agent isn’t able to really guide you with this process, then request a referral from your agent for a professional Stager. Honestly, staging your home can make a world of difference!

Beyond staging, I often see issues that do need a little more attention– issues that still aren’t a huge deal for the seller to take care of but can send a message you don’t want to send to the potential buyers touring the home. What kind of message? Deferred maintenance can tell a buyer you don’t take very good care of the home. Unfinished projects can also create speculation for a buyer– if this is unfinished, what else is?

City of Denver Designates 50th Historic District

The Allen M. Ghost Historic District located in NW Denver, a part of the Highlands neighborhood.

The districts boundaries are:

West 29th Avenue on the south

The alley between 31st and 32nd Avenues on the north

Lowell Blvd on the west

and Irving Street on the east

Allen M. Ghost District

Take a drive or walk through this neighborhood and you will find large and smaller Queen Anne Victorians, Foursquares, Classic Cottages, Dutch Colonials, Edwardian style homes, and many bungalows. There are many other features in a district like this that qualify it as historic– For more information on this, go to Preservation Home.

The likelihood that there are features in a home that you will want to change is probable. FHA 203K Loan to the rescue! The FHA 203K Loan is part of your loan process which can allow an additional $35,000 towards improvements to the home you want. Here’s a short list of how this extra funding can be used:

Think about this…

Interior lighting accounts for 15% of the average home’s electricity use. One way to cut down your lighting costs is to replace incandescent bulbs with compact fluorescent lamps (CFLs). Although CFLs cost 3 to 10 times more than comparable incandescent bulbs, they last 6 to 15 times as long and use between 50% and 80% less energy—definitely a bright idea!
