Sellers, want to sell? “Don’t leave it for the buyers!”
And that is a direct quote from a buyer client I am working with–
As I show property with my buyer clients and tour property every week– in various Denver neighborhoods and surrounding metro area, I see many issues with homes that are on the market which could be preventing an offer… Some issue are as simple as better staging, which is an easy fix. Change some furniture and art placement, do some packing and it easily presents the property in a much better light– which means, when a buyer walks in, they feel positive about each space in the home. Sure, they ultimately may not choose your home for various reasons but why give them reasons to not choose your home?
Never under-estimate the value of good staging. If your agent isn’t able to really guide you with this process, then request a referral from your agent for a professional Stager. Honestly, staging your home can make a world of difference!
Beyond staging, I often see issues that do need a little more attention– issues that still aren’t a huge deal for the seller to take care of but can send a message you don’t want to send to the potential buyers touring the home. What kind of message? Deferred maintenance can tell a buyer you don’t take very good care of the home. Unfinished projects can also create speculation for a buyer– if this is unfinished, what else is?
